How Much Does a Smart Home Cost in the UAE? (2026 Price Guide)
Smart home cost in the UAE at a glance
If you're planning to automate your home in Dubai, Sharjah or Abu Dhabi, the first question is always the same: how much will it cost? The honest answer is that a smart home in the UAE can cost anywhere from AED 2,500 for a single room to over AED 500,000 for a luxury villa — because "smart home" means very different things to different people.
| Property / scope | Typical installed cost (AED) |
|---|---|
| Single room retrofit (lighting + a few devices) | 2,500 – 5,000 |
| 1–2 bed apartment (wireless) | 8,000 – 45,000 |
| Townhouse / small villa | 40,000 – 120,000 |
| Fully automated villa | 45,000 – 250,000+ |
| Luxury villa (Crestron / high-end KNX) | 250,000 – 500,000+ |
These are installed prices — hardware plus labour, programming and configuration.
What actually drives the price
1. Property size. More rooms means more lights, sensors, thermostats and control points. A 3-bedroom apartment simply needs less hardware than a 6-bedroom villa.
2. Which systems you automate. Smart lighting is usually the starting point. Add AC and climate control, motorised curtains, security and CCTV, a home theater and multi-room audio, and the price climbs with each layer. You can phase it — start with lighting and security, expand later.
3. Wired (KNX) vs wireless. Wired systems such as KNX cost more up front and are best installed during construction, but they're extremely reliable and easy to expand. Wireless costs less and installs in hours with no civil work — see our KNX vs WiFi comparison.
4. Brand and tier. Entry-level wireless (Tuya/Zigbee) is the most affordable. Luxury platforms like Control4 and Crestron cost more but offer deeper integration.
Cost by system
- Smart lighting: from ~AED 250–600 per switch/point installed; a full apartment might be AED 6,000–20,000. More in our smart lighting guide.
- AC & climate control: smart thermostats from ~AED 700 each; whole-home climate AED 8,000–40,000 depending on zones.
- Security & CCTV: smart locks, cameras and sensors from AED 5,000 for a starter set to AED 50,000+ for a full villa system. See CCTV rules and costs in Dubai.
- Motorised curtains/blinds: roughly AED 1,200–3,500 per window including motor and installation — details in our smart curtains guide.
- Home cinema & audio: AED 15,000 for a simple setup to AED 150,000+ for a dedicated cinema room.
New-build vs retrofit
Expect to pay 25–40% more to automate an occupied villa than a new build. Retrofitting into finished walls and ceilings adds access difficulty, making-good after cabling, and extra project coordination. Wireless retrofit avoids most of this — which is why it's the popular choice for existing UAE homes. If that's you, read how to retrofit a smart home into an existing villa.
Do smart homes save money in the UAE?
Yes — mostly through cooling. Instead of cooling the whole house, smart climate control cools only the rooms in use and adjusts automatically, which meaningfully lowers DEWA/SEWA bills in the UAE's long summer. We've broken down the numbers in how much a smart home cuts your DEWA bill. Smart lighting adds further savings, and a well-integrated system can also add resale value.

Frequently asked questions
What is the minimum budget to start a smart home in the UAE?
Around AED 2,500–5,000 gets you a basic single-room setup (smart lighting plus a couple of devices) that you can expand over time.
Is a smart home expensive to run?
No. Running costs are minimal — smart devices use very little standby power, and the automation typically saves more on cooling and lighting than it consumes.
Is smart home automation cheaper for apartments than villas?
Yes. Apartments need less hardware and usually use wireless systems, so they typically cost AED 8,000–45,000 versus AED 45,000+ for a full villa.
How much does a full smart home cost?
In the UAE, a fully automated villa — lighting, AC, curtains, security, entertainment — typically costs AED 45,000–250,000+, depending on size and brand tier.
Does home automation increase property value in the UAE?
A well-integrated smart home can command a premium and sell faster, as UAE buyers increasingly expect smart features.
