Building a Villa in the UAE? Plan Automation Before the Walls Close
Why timing beats budget
Automation hardware can always be added later; cabling cannot — not affordably. A bus cable that costs a few dirhams per metre during construction becomes a wall-opening, repainting exercise afterwards. This is why we push one message to every UAE villa builder: even if you're not automating on day one, wire as if you will. The infrastructure is cheap; the option value is enormous. The wire-now checklist
- KNX bus cable looped to every switch position, AC zone, curtain window and the panel — even if devices come later (why KNX).
- Neutral wire at every switch box — the tiny detail that decides which smart switches fit later.
- Conduits to curtain pelmets, gate, garage, and garden lighting positions.
- Network (Cat6) runs to ceiling AP positions per floor, TV points, camera positions, doorbell and the rack location — network design guide.
- A real equipment location: ventilated, powered, with panel space for actuators and the NVR.
- AC control provision per zone — thermostat wiring or interface access, coordinated with the MEP contractor.
Coordinating with your contractor
The failure mode is sequencing: the electrician finishes to the standard drawing before anyone mentions automation. Involve your automation integrator at design stage, give the MEP contractor a marked-up drawing (switch positions, bus routes, conduit paths), and schedule a pre-plaster inspection walk — twenty minutes that prevents six-figure regret. Phase the devices, not the wires
A sensible budget path: full infrastructure during build → lighting + AC control at handover → security and curtains in year one → cinema and luxury layers when ready. How much does smart home wiring add to a villa build?
Typically 1–2% of construction cost for full infrastructure (bus, neutrals, conduits, network). Devices are separate and can be phased.
When should I involve an automation company in my build?
At design stage, before electrical drawings are finalised — so switch positions, bus routes and conduits enter the MEP scope.
Can I wire for KNX but install devices later?
Yes — that's the recommended path. Cable is cheap during construction; actuators, keypads and sensors can arrive in phases.
What if my villa is already past plastering?
